Over time, a part of the islands has been declared a nature reserve and another part has become a residential area.</p> <p>This residential area consists of individual pieces of land with a single-family house on it that is surrounded by water. Fragmented volumes and dominant pitched roofs characterize the architecture of these houses. Variances in the shape and size of the pitched roofs and window openings and differences in the brickwork set the dwellings apart from each other. The interior, rich in contrast, breaks up the traditional Arven wood finish with refined accents, welcoming color pallet and selected design objects. For the furnishing of the 21 rooms, collaborations with design labels and artists were established and complemented with pieces specially designed by pfeffermint. The design process started with the selection of the site. The location was chosen thanks to its accessibility to different consolidated points of interest and its connectivity with Mérida. Having the area defined, we visited some available land and in the end, one of 7 hectares of square proportion was chosen, which we walked in its entirety to discover its particularities. On this tour, we identified that it was an old Henequén crop field, which belonged to Hacienda Yabucú. Both villas, partly levitating above the steep southern slope, are designed for short-term recreational rentals. Under the continuing supervision of the property's new owner, the restoration phase alone lasted almost two years. Great emphasis was put on the quality and consistency of selected solutions and materials. The windows and door joinery were either faithfully reconstructed or thoroughly renovated.  Initial situation The apartment was created by dividing an originally larger unit, with its current size being less than 37 square meters. In this area, the developer proposed a layout divided by several partitions. Such a solution would only leave space for narrow corridors between the furniture. 

The investors approached us during the construction process, thanks to which we got an opportunity to change the layout. We got rid of all unnecessary partitions and created a studio apartment. Only the bathroom remained separate.

The landscape is open, passable, and dominated by flowering, unfenced meadows. The floor plan of the rectangular house of approximately 22.5 x 7 m is oriented along the contour line. Along the northern side of the property, there is a road on top of an embankment to which the house had to be connected. A part of the building's roof is therefore drive-on, intended for parking vehicles. The ground floor and the main area of the garden are then 4.5 m below road level. The project is situated on the street level of the Palatinus House, a residential building considered to be one of the most modern and luxurious buildings at its construction in 1911. The property has beautiful spaces with extreme heights, huge portals and a spectacular view of the Danube, Margaret Island and the Buda hills.</p> <p>The local council decided to create a new establishment for young families by converting the rundown space of this property in 2020. The center opened in June 2022 and it now welcomes kids aged 0-6 together with their parents. It has two activity rooms where different teacher led activities (singing, dancing, crafts, etc.) take place.
